Property hotspots in Buckinghamshire- summer 2008

For most residents in the Chilterns, it probably came as little surprise to find that Beaconsfield, Gerrards Cross/Chalfont St Peter and Amersham top the UK’s 50 richest towns list.

Based on the survey by estate agents Savills, the Telegraph newspaper created a league table which charts the ‘tideline’ left by the buying power of the last decade and assesses the popularity of the towns.

In the number one slot Beaconsfield, with its average house price of £684,474, outperforms the surrounding area by 16.3 per cent.

Close behind is Gerrards Cross/Chalfont St Peter – for the purposes of this survey they were categorised together – with an average house price of £663,959.
Taking third place on the podium was Amersham, where the average home will set you back £545,097.

Figures show that 54 per cent of all home sales in Beaconsfield were over £500,000 while in Gerrards Cross the figure was 55 per cent and in Amersham 46 per cent.

It’s obviously demand that’s driven prices so high in these Chilterns property hotspots, so what makes these towns so desirable? For a start they’re all in prime commuter territory. With Marylebone Station just half an hour away and the M40 on its doorstep, Beaconsfield is particularly popular with those who have to make the daily trek into London.

Gerrards Cross is near both the M40 and the M25 and is even closer to Marylebone, while Amersham is just outside the M25 and the last stop on the Metropolitan underground line, while Marylebone is 37 minutes away...
